What asphalt maintenance covers
Maintenance is everything you do before resurfacing. Done right, you delay a five-figure resurface job by 10-15 years.
Crack sealing
Rout the crack to a clean 10mm × 15mm reservoir, blow it out, pour hot-applied rubberised sealant at ~190°C. 5-8 year bond. Stops water reaching the base — which is what kills asphalt.
Pothole patching
Cut square, clean out, tack coat, hot-mix or cold-mix infill, compact to road density. $650+GST per small pothole. Bulk-rate for council and strata programs.
Sealcoating
Bitumen emulsion sealer, two-coat squeegee or spray. Restores the deep-black colour, blocks UV oxidation, fills cracks under 3mm. $4-$8/m² depending on prep needed.
Edge repair
Asphalt edges break first — no shoulder support, lawn-mower damage, water tracking. We cut back to sound material, prime, hot-mix patch, compact and seal the joint.
Drainage fix
Half the failed asphalt on the Coast failed because the water had nowhere to go. We re-grade low spots, install spoon drains, clear silted pits before patching the surface.
Inspection & report
Annual walkover with a written report — defect map, photos, severity rating, recommended works, indicative pricing. Hand it to your committee or board.

Year-one audit
Free site walk. We catalogue every defect — crack length, pothole count, edge break metres, drainage issues. Photos, severity rating, map.
Fixed annual fee
From $1,200/year for a small strata or school. Covers one inspection visit, crack sealing under a set length, and a fixed number of pothole patches.
Sealcoat year
Every 3-5 years the program includes a sealcoat across the eligible area. Quoted separately so the committee sees the cost line clearly.
When maintenance stops being enough
Straight talk. Sometimes the pavement is past saving and a sealcoat is throwing money at it.
Alligator cracking > 25% of surface
That's base failure showing through. Sealcoat won't hold. Cut out and patch the failed areas, then resurface the rest.
Multiple potholes per 10m
The base is saturated and the binder is gone. Patching becomes a money pit. Look at full resurface instead.
Standing water after rain
The crossfall is gone. No sealcoat fixes that. Needs structural overlay or full reconstruction.

How often should I sealcoat my driveway or carpark?
Every 3-5 years on the Central Coast. The salt air and UV are harder on bitumen than inland conditions. Sealcoat when the surface goes from black to grey, and before any cracks open past 3mm.
What does an annual maintenance program cost?
From $1,200/year for a small strata or school site. Larger commercial sites and council depots run $3,000-$8,000/year. Sealcoat years are quoted separately so the committee or board sees the cost cleanly.
Can you patch a pothole same week?

What's the cheapest thing I can do to extend asphalt life?
Crack seal anything over 3mm before winter. Water freezing and thawing in cracks is what wrecks a base. Crack sealing under $5/linear metre buys you years.
