Quick facts β€” bitumen spray sealing

  • What it is: Hot bitumen sprayed onto a prepared base, aggregate dropped on top, rolled in. Cheaper than asphalt, suits rural and low-traffic areas.
  • Single vs double seal: Single seal for low traffic and good base. Double seal (or double-double) for higher traffic, rougher base, longer life.
  • Aggregate sizes: 7mm, 10mm, 14mm aggregate to Austroads polished stone value (PSV) spec. Smaller for finished look, larger for skid resistance.
  • Cost: $8-$18/mΒ² spray seal vs $35-$55/mΒ² hot-mix asphalt. Long rural driveway under $1,500-$4,000.
  • Lifetime: 7-12 years for single seal, 12-20 years for double seal with proper prep and timely re-seal.
  • Who calls us: Rural property owners, hobby farms, council rural road programs, fleet depots, golf courses, schools with long driveways.

Spray sealing scope

Different seals for different jobs. Pick wrong and you're re-doing it in 3 years.

Single seal

One spray of bitumen, one drop of aggregate, rolled. Best for low-traffic rural driveways and access roads with a sound base. 7-12 year life. Cheapest option per mΒ².

Double seal

Two layers β€” bitumen spray + larger aggregate, then bitumen spray + smaller aggregate. 12-20 year life. More skid-resistant, smoother finish, better at hiding minor base irregularities. Council standard for rural roads.

Double-double (D/D)

Two complete double-seal layers. For rougher base or pre-existing surface that needs filling. Top-spec council and developer finish.

Polymer-modified bitumen

PMB (polymer-modified binder) for higher-traffic, climate-stressed or steep-grade applications. Resists bleeding in summer and cracking in winter. Specified on heavier-trafficked rural roads.

Black sand seal

Light aggregate sand-seal as final finish. Used to dress up sand-and-bitumen surfaces or as a colour-matching final coat. Common on high-end rural driveways.

Re-seal & rejuvenation

Existing spray-sealed surfaces show fraying, ravelling or loss of aggregate after 7-10 years. We rejuvenate with another spray seal β€” much cheaper than going to asphalt.

Spray seal vs hot-mix asphalt β€” when each wins

We'll quote you both if it's on the line. Spray seal saves money where it's the right call.

Spray seal wins on cost

$8-$18/mΒ² vs $35-$55/mΒ² for hot-mix. A 200m Γ— 4m rural driveway: spray seal $6,500-$14,500. Hot-mix asphalt: $28,000-$44,000. Big gap.

Hot-mix wins on smoothness

Hot-mix gives a smooth, polished surface β€” quiet under tyres, looks finished. Spray seal feels textured and crunchy underfoot. Hot-mix is right for residential driveways, town carparks, town streets.

Use spray seal for…

Long rural driveways. Council rural collector roads. Fleet depots and hardstand. School and farm access roads. Anywhere texture is fine and cost matters.

Use hot-mix for…

Town and suburban driveways. Carparks. Sports courts. School playgrounds. Anywhere the finished feel matters or speeds are higher.

How a spray seal job actually runs

A day on site, in order. So you know what to expect.

Base prep

Sweep, blow clean, fill any potholes. Soft spots cut out and patched. Edges trimmed straight. The seal is only as good as the base under it.

Spray

Hot bitumen (or PMB) sprayed via computer-controlled spray tanker at calibrated application rate. Single coat or first coat of double depending on spec.

Aggregate

Aggregate spreader follows the sprayer at metered rate. Stone size to spec β€” 14mm first coat double, 7mm second coat double, 10mm single.

Roll

Multi-tyre roller passes β€” 2-3 passes minimum to embed the stone. Rollers stay on the seal for the first hour while temperature is right.

Sweep & sign-off

Loose aggregate swept after 24-48 hours. Signage and traffic management while it cures. Final inspection, NATA results, sign-off.

Bitumen Spray Sealing β€” questions answered

What's the difference between spray seal and asphalt?

Spray seal is hot bitumen sprayed onto the base with aggregate rolled in on top β€” cheap and textured. Asphalt (hot-mix) is bitumen and aggregate pre-mixed in a plant, laid hot by a paver, compacted by rollers β€” more expensive but smoother. Both seal a base; they look and feel completely different. Spray seal suits rural and low-speed environments; asphalt suits residential and higher-speed.

How much does spray sealing cost on the Central Coast?

$8-$18/mΒ² installed for spray seal depending on aggregate size, single vs double, and access. A 200m Γ— 4m rural driveway typically costs $6,500-$14,500 spray sealed, vs $28,000-$44,000 in hot-mix asphalt. Big savings for the right job.

How long does a spray seal last?

7-12 years for a single seal on a good base with moderate traffic. 12-20 years for a double seal. Climate, traffic loading and base condition all matter. Re-seal extends life another 7-12 years β€” much cheaper than going to asphalt.

What about the loose stones β€” is it safe for cars?

For the first 24-48 hours yes, there's loose aggregate. We sweep it off after 2 days and post advisory speed signs (40 km/h) during cure. After sweeping, the stone is firmly embedded and behaves like any sealed road surface. Use traffic management on shared access during cure.

Can I spray seal over an existing failed driveway?

Only if the base is sound β€” fill potholes, fix soft spots, cut and patch any failed sections first. Spray seal is a wearing surface, not a structural overlay. If the base is shot, no seal will hold. We assess on site and call it straight.

What standards do you spray seal to?

Austroads AGPT04K (sprayed seal design and construction). AS 3568 (oils for use as cutters and fluxes in bituminous binders). Aggregate to AS 2758.2 (sealing aggregates) with PSV (polished stone value) appropriate to traffic. NATA-tested bitumen application rates.
