A crack isn't just cosmetic. It's a channel for water to get under your wearing course, into the base, and start washing out the foundation that holds everything up.
Water reaches the base
Even hairline cracks let rain into the sub-base. Once water saturates the base, load-bearing capacity drops fast.
Freeze-thaw widens cracks
Trapped water expands every cold night, pries the asphalt apart, doubles the crack width in a season.
Cracks become potholes
The classic sequence: hairline β 3mm crack β alligator cracking β pothole. Crack sealing stops it at step 2.
Resurface cost vs repair
Crack sealing is far cheaper than a hot-mix overlay, and orders of magnitude cheaper than a full dig-out and re-lay.
Buys 5+ years
Proper crack sealing every 2β3 years can buy you another 5β8 years out of pavement that would otherwise need overlay.

Crack Types & Treatment
Not every crack gets the same treatment. We assess and recommend β sometimes a rout-and-fill, sometimes a patch, sometimes the honest answer is "this section needs an overlay".
Linear cracks 3β20mm
The bread and butter β rout to a clean reservoir, blow out, hot-pour rubberised sealant. Sealed and back in service same day.
Alligator / fatigue cracking
Interconnected cracking means the base has failed. Crack sealing won't fix it β we cut out the area and patch with hot-mix.
Edge cracks
Cracking along the edge of a driveway or carpark, often where the asphalt meets concrete. Rout-and-fill plus check for sub-base undermining.
Hot-Pour vs Cold-Pour
Two different products, two different lifespans. We almost always use hot-pour because it lasts.
Hot-pour rubberised
Heated to ~190Β°C, poured into routed crack, bonds chemically to the asphalt. Flexible, 5β8 year life. Our default.
Cold-pour sealant
Ready-mix from a tub. Faster, cheaper, but stiffer and shorter life (1β3 years). Use for emergency or low-value applications.
What we recommend
Hot-pour for anything you want to last. Cold-pour only for emergency repairs ahead of a planned resurface.

Crack-seal ifβ¦
Cracks are linear, under 20mm wide, less than 25% of the surface. Base is sound. Surface is otherwise OK.
Resurface ifβ¦
Alligator cracking over large areas, cracks >20mm, base showing rut or settlement, surface raveling badly.
Full re-lay ifβ¦
Base course has failed (you'll see settlement, soft spots, rutting). At this point a hot-mix overlay won't save it.

How long does crack sealing last?
Hot-pour rubberised sealant: 5β8 years on a properly routed crack. Cold-pour: 1β3 years.
Can you seal cracks in winter?
Yes β hot-pour bonds well at cooler temperatures because it's applied at 190Β°C. We avoid wet days because moisture in the crack ruins the bond.
What does "rout-and-fill" mean?
We cut a clean reservoir along the crack with a routing wheel β typically 10mm wide, 15mm deep. That gives the sealant somewhere to sit and gives more bonded surface area than just pouring into a hairline crack.
Will my driveway look ugly after?
You'll see the black sealant lines, yes. They cure flush with the surface. Most clients combine crack sealing with a sealcoat afterwards β uniform black finish.
