What Is Sealcoating
Sealcoat is a thin protective layer applied over existing asphalt. It blocks UV, water and oils from getting into the binder β the black gluey stuff that holds the stone together. Without it, the binder oxidises and the stone starts to ravel out.
UV protection
The Central Coast sun bakes asphalt hard. Sealcoat reflects UV and keeps the bitumen flexible.
Waterproofing
Water gets into hairline surface cracks and freezes/thaws. Sealcoat fills those micro-cracks and stops the cycle.
Oil & fuel resistance
Oil drips dissolve raw asphalt binder. A sealcoat shields the surface β important on carparks and high-traffic driveways.
Looks new again
That fresh deep-black look comes back. Driveway looks tidy, carpark looks well-managed.
Extends life 10+ years
Re-seal every 3β5 years and you stretch a 15-year driveway to 25 years. Cheaper than replacement, by a long way.
Fills hairline cracks
Surface cracks under 3mm β sealcoat fills them as it goes down. Bigger cracks need a rout-and-fill first.
When to Reseal Your Driveway
If you can see the answer below, it's already overdue. Sealcoating is preventive β done early, on cycle, it's cheap insurance.
Stone is visible
If you can see individual stones in the surface, the binder has weathered off the top. You're past due.
Surface is grey, not black
Fresh asphalt is jet-black. Faded to grey means UV oxidation. Sealcoat now before cracks appear.
3β5 years since lay or last seal
The standard cycle. Driveways in full sun and beachside salt air need it sooner.

How often should I reseal my asphalt driveway?

Can you sealcoat over cracks?
Hairline cracks under 3mm get filled by the sealcoat itself. Wider cracks we rout-and-fill with hot-pour sealant first.
How long before I can drive on it?
24 hours minimum, 48 hours preferred for full cure. We program around your access needs.
Is sealcoat the same as a new asphalt overlay?
No. Sealcoat is a thin protective film. An overlay is a new layer of hot-mix asphalt 25β40mm thick. We do both β sealcoat is the maintenance, overlay is the upgrade.
