What Is Asphalt Resurfacing

Resurfacing means laying a new wearing course of hot-mix asphalt over the existing pavement. Two methods: overlay (lay 25-50mm of AC10 or AC14 straight on top) or mill-and-overlay (cold planer grinds off the worn top first, then overlay). Bigger fix than sealcoat. Restores surface fully. 10-15 year life on residential, 15-20 on commercial.

Mill-and-overlay

Cold planer removes worn top 25-50mm. Fresh AC10 or AC14 paved + rolled in its place. Keeps levels so doors and kerbs still meet. Used on carparks and roads.

Overlay only

Lay new asphalt straight over existing. Quick, cheap, fine when levels can rise 25-40mm. Good for driveways where the base is sound.

AC10 / AC14 hot-mix

AC10 dense-grade for driveways and light traffic. AC14 for carparks and heavier traffic. Rolled to spec density. Smooth black surface.

10-15 year life

Residential driveway 10-15 years on a fresh overlay. Commercial carparks 15-20 with a maintenance program. Council roads designed to spec.

Drainage fix

Resurfacing is the chance to re-grade and fix pooling. We adjust falls to drain water away from buildings before laying.

ITP signed off

Compaction densities, levels, falls and finished thickness all recorded against the spec. Paperwork supplied for council, strata and developer jobs.

When to Resurface Instead of Reseal

Resurfacing costs more than sealcoat but lasts 3-4x longer. If any of these match, it's a resurface job.

Alligator cracking

Network of cracks looking like crocodile skin. Base layer has failed. Sealcoat won't help. Mill-and-overlay needed.

Cracks wider than 6mm

Beyond sealable. Hot-pour sealant won't bond properly. Time for a new wearing course.

Pooling water

Surface no longer drains. Re-grading needs a fresh overlay to set new falls.

Aggregate raveling

Loose stone coming off the surface. Binder has fully oxidised. Sealcoat too late.

Worn through to base

Carparks with visible road-base showing through. Need fresh wearing course before vehicles damage the structure.

Rutting on roads

Wheel-track grooves. Indicates pavement deformation under load. Mill-and-overlay fixes the levels.

Hot-mix delivered straight to site. Paver lays to thickness in one pass where possible. Joints rolled in while mix is hot.

Roll to spec

Multi-tyre and steel-drum rollers compact the mix to target density. NATA-tested cores on commercial and council jobs.

ITP + sign-off

Inspection and test plan covers compaction, thickness, levels and falls. Documented for strata, developer and council clients.

Drive in 24 hours

Walk on immediately. Light vehicles 24 hours. Heavy trucks 48-72 depending on mix temperature on the day.

Council road / large commercial

When should I resurface vs reseal my driveway?

Reseal every 3-5 years when surface is still sound. Resurface when cracks are wider than 6mm, you can see stone aggregate, or sections are alligator-cracked. Resurfacing lays a new 25-50mm wearing course of AC10 or AC14 hot-mix and lasts 10-15 years.

What is mill-and-overlay?

A cold planer machine grinds off the top 25-50mm of worn asphalt. The fresh AC10 or AC14 hot-mix is then paved and rolled over the prepared base. Keeps existing surface levels so doors and kerbs still meet. Used on carparks, roads and large driveways.

How long before I can drive on it?

24 hours minimum, 48 hours preferred for full cure. We program around your access needs.

How thick is a resurfacing overlay?

Residential driveway 25mm typically. Commercial carpark 40mm. Council road 50mm or more with a regulating layer below. Thickness is set by traffic load and existing pavement condition.
