We are a commercial asphalt contractor first, so a carpark job runs from ground preparation through to the final line marking under one contract. Retail centres, strata properties, aged care facilities, and industrial yards across the Central Coast have relied on our team for new builds and full resurfacing.

Commercial pavement design is driven by the expected traffic loading. A light vehicle carpark for a medical centre has different pavement requirements than a heavy vehicle yard for a logistics operator. We design and build to the loading, not a generic standard that may be over or under-specified for your site.

Strata and body corporate work requires communication with owners corporations and compliance with council approval processes. We have handled this paperwork many times over and can guide you through the process from first quote to final handover documentation. A carpark of any real size justifies the float, and we build them around Newcastle and Lake Macquarie, out at Maitland and down at Hornsby.

Pavement Design

Anatomy of a carpark that works

Seen from above, a good carpark is geometry before it is asphalt. These are the figures a compliant layout gets right, typical values for retail and commercial sites.

  1. Bay sizing 2.4–2.6m × 5.4m

    AS/NZS 2890.1 works from a 2.4m by 5.4m bay, widened to around 2.6m where retail turnover means doors opening on both sides. Width is set by who parks there, not by how many bays the plan can squeeze in.

  2. Aisle width 6.2m two-way

    90 degree bays need a 6.2m aisle for two-way flow, 5.8m one-way, so a driver swings into a bay in one movement. Undersized aisles mean shunting, clipped corners and scraped bumpers.

  3. Accessible compliance 2.4m + 2.4m shared

    AS/NZS 2890.6 requires a 2.4m bay beside a 2.4m shared area on the same level, hatch-marked, kept clear and signed with the symbol. Certifiers check this bay before anything else.

  4. Drainage and falls

    Falls are controlled by survey levels so water sheds across the pavement to pits instead of ponding in bays. Accessible areas cap the gradient at 1:33 on outdoor asphalt, so levels are designed, never eyeballed.

A carpark works or fails on paper. Right bay geometry and right falls give you twenty quiet years; wrong ones give you ponding, scraped doors and complaints from the day it opens.

Sub-base and Base Course

Subgrade preparation and granular base course construction to the specified depth.

Asphalt Pavement and Drainage

Wearing course asphalt placement with all drainage structures installed concurrently.

Line Marking and Handover

AS/NZS 2890 compliant line marking, signage and full handover documentation provided.

Can you resurface an existing carpark without full reconstruction?

Often yes. We assess the existing pavement structure. If the base is still sound, a mill and overlay or a direct overlay can restore the surface at significantly lower cost than full reconstruction.

Do you provide disabled bay markings to the required standard?

Yes. All disabled bay markings comply with AS/NZS 2890.6 and the relevant Australian Standards. We include international symbols, linework, and where specified, signage.

How do you handle strata approval processes?

We prepare scopes and quote documents in a format that supports strata approval meetings. We can also attend or provide written support for body corporate approvals where required.
