Asphalt driveways on the Central Coast face specific challenges: heat, coastal salt air, and heavy traffic. Here's what to expect from a properly installed AC10 surface.
The Short Answer: 20 to 30 Years
A properly installed asphalt driveway on the Central Coast should last 20 to 30 years before requiring full resurfacing. That lifespan depends almost entirely on three factors: the quality of the sub-base preparation, the asphalt mix specified, and how well the surface is maintained in the first five years.
Most driveways that fail early don't fail because of the asphalt. They fail because of what's underneath it.
What the Central Coast Climate Does to Asphalt
The Central Coast presents a specific combination of conditions that affect asphalt lifespan differently from inland NSW or southern states.
Heat Cycles
Summer temperatures regularly push asphalt surface temperatures above 55°C. This softens the binder and, over time, causes rutting under turning vehicles or heavy loads. A properly specified AC10 or AC14 mix with an appropriate binder grade handles this well. A low-grade mix used to undercut a price does not.
Salt Air
Proximity to the ocean means salt deposition on the surface. Salt accelerates the oxidation of the bitumen binder, causing the surface to become brittle and crack earlier than it would in an inland environment. Sealing every 4 to 5 years significantly extends surface life in coastal suburbs.
Tree Roots
Many Central Coast properties have mature trees with aggressive root systems. Figs, liquid ambers, and paperbarks are common culprits. Roots growing under a driveway will lift and crack asphalt regardless of how well it was installed. Root barrier installation during construction is worth the additional cost.
The Sub-Base: The Factor That Matters Most
A 50mm asphalt layer on a soft or poorly compacted sub-base will fail within 5 to 8 years. The same 50mm layer on a properly prepared and compacted 150mm DGB20 base will last 25 years or more.
The sub-base needs to:
- Be excavated to a consistent depth, removing all topsoil and organic material
- Use crushed rock (DGB20 or equivalent) compacted in layers to achieve the specified density
- Have drainage designed in - water sitting under asphalt is the primary cause of premature failure
- Be tested with a density gauge before asphalt is laid
If a contractor quotes you a driveway without discussing sub-base preparation, drainage or compaction testing, ask those questions before you proceed.
Maintenance That Extends Driveway Life
Years 1 to 3
Avoid sharp turns by stationary vehicles, particularly in summer. The asphalt is still curing and is more susceptible to scarring. Don't park heavy vehicles (trailers, boats) in the same spot for extended periods.
Years 4 to 7
Apply a quality asphalt sealer. This replenishes the oils in the binder that have oxidised, restores surface colour, and provides a new layer of protection. Use a coal tar or acrylic sealer rated for the application - avoid cheap emulsion sealers sold at hardware stores, which don't penetrate deeply enough to do much good.
Crack Sealing
Small cracks (under 6mm wide) can be sealed with a hot-applied crack filler. Left untreated, water enters the crack, undermines the sub-base, and turns a minor repair into a panel replacement. Seal cracks when they appear, not when they become problems.
When Resurfacing Makes Sense vs. Full Replacement
If the sub-base is still sound and the existing asphalt is structurally stable (no depressions, no significant cracking network), mill-and-overlay resurfacing is cost-effective. We mill the existing surface to a consistent depth, repair any base issues, and lay fresh asphalt.
If the sub-base has failed - either through poor original construction, root damage or drainage problems - resurfacing over the top just delays the same failure by 5 to 8 years. In that case, full removal and reconstruction is the correct specification.
